How is a mortgage for the self-employed calculated?

A lender needs insight into your finances to calculate a mortgage for self-employed individuals (zzp’ers). This is why you are asked to provide your financial data for the past three fiscal years. The taxable profit balance is particularly important. Were your profits in the last three years, respectively, €30,000, €42,000, and €39,000? Then the lender will calculate using €37,000, which is the average over these years.

If you haven’t been working as a zzp’er for three years yet, you may not be able to provide the required data. However, you don’t have to wait until your third fiscal year, as many lenders will accept a financial projection to calculate a mortgage for zzp’ers.
