Since you’re already a homeowner, you already have a mortgage. When you move, you may be able to transfer this mortgage. The interest rate, mortgage type, and terms remain the same. This can be appealing if you took out your mortgage a few years ago when rates were much lower than they are now. As a result, taking out a new mortgage for next-time buyers could end up costing you more in the long run.

However, keeping your current mortgage is not always possible or beneficial. This can make buying first feel like the logical choice, especially if you don’t want to miss out on the right property. However, buying before selling also involves risks. Equity, remaining debt and bridging finance

As a next-time buyer, your current home plays an important role in financing your next purchase.

Using equity

If you sell your home for more than the remaining mortgage balance, you may have equity. This equity can often be used to finance your next home, sometimes through a bridging loan (overbruggingshyptheek) if the sale and purchase dates don’t align.

Remaining debt (negative equity)

If your home is worth less than your outstanding mortgage, a remaining debt may occur. In some cases, this debt can be included in your new mortgage, depending on lender conditions.
