Increasing your mortgage in the Netherlands

Increasing your mortgage can be a smart way to create financial flexibility. Whether you’re planning a renovation, investing in sustainability, or freeing up funds for future plans.

In the Netherlands, rising property values and increased mortgage lending by Dutch banks mean many homeowners now have more equity than they realise. At De Financiële Alliantie, we help expats understand whether increasing their mortgage is possible and sensible in their situation. One of our advisors, Carla, has gone through the Dutch mortgage system as an expat herself and knows how confusing these rules can feel.

Why increase your mortgage?

Increasing your mortgage gives you extra financial room. For example:

  • Renovating your home (new kitchen, bathroom, or expansion)
  • Installing solar panels or other sustainable upgrades
  • Making a large purchase (like a car or camper)
  • Funding education or helping your children or grandchildren financially

While a personal loan is another option, it’s usually less attractive. Interest rates are higher, and the repayment term is shorter. With a mortgage increase, you benefit from lower monthly payments, and in many cases, you can also claim mortgage interest tax relief — but only if the funds are used for home improvement or sustainability.

Increasing your mortgage for renovations

Planning a renovation? Then increasing your mortgage is often the most efficient way to finance it. You repay the loan over a longer period without needing to dip into your savings right away.
Bonus: If the funds are used to improve the home, the interest is usually tax-deductible.

In most cases, the increased mortgage amount is placed in a construction deposit account. You then have two years to use the money for eligible renovation costs — like building an extension or installing a new kitchen or bathroom.

Note: Only improvements that add value to your property qualify. Items like furniture or curtains are excluded.

Increasing your mortgage for sustainability

Sustainable living is not only good for the planet — it also improves your home’s value and reduces energy bills. If you increase your mortgage to invest in sustainability, you may be able to borrow up to 106% of your home’s value. Examples include:

  • Solar panels
  • Floor, cavity wall, or roof insulation
  • (Hybrid) heat pump
  • HR++ glass and/or synthetic window frames

Many lenders offer extra flexibility or even interest rate discounts for sustainable upgrades.

Two ways to increase your mortgage

1. Undocumented mortgage increase (No notary needed)
If your original mortgage registration included a higher amount than you borrowed, or if you’ve paid off a substantial portion, you might be able to increase your mortgage without going to the notary. This saves time and money.

2. Taking out a second mortgage
If an undocumented increase isn’t possible, you can apply for a second mortgage with your current lender. This option does involve a notary. We guide you through every step, including a clear breakdown of the costs and any tax benefits.

Things to keep in mind when increasing your mortgage

✅ Your home must have enough equity
✅ Your income must support the higher monthly payments
✅ If used for home improvement, the interest may be tax-deductible
✅ Expect costs for advice, valuation, and (in some cases) notary services — these can often be financed into the increase

Note: NHG mortgage? You can’t exceed the current NHG limit. In 2026, that’s €470,000, or €498.00 if you’re investing in sustainability.

What does It cost to increase your mortgage?

Increasing your mortgage involves a process similar to setting up a new one. Your financial advisor will reassess your situation, and in most cases, a property valuation is required. But don’t worry, we’re here to help!

Typical costs include:

  • A valuation report (or sometimes a desktop valuation)
  • NHG fees if the increase involves a new NHG guarantee
  • Notary fees (only for a second mortgage, not for an undocumented increase)
  • Financial advice fees

Good news: These costs are usually tax-deductible and can be included in the mortgage increase.

Increase or refinance your mortgage?

Sometimes it makes more sense to refinance your entire mortgage instead of just increasing it, especially if lower interest rates are available elsewhere, or if you want to adjust multiple aspects of your loan. In a free consultation, we’ll review what’s most beneficial for your specific situation: a straightforward increase or a refinance combined with an increase.
