Increasing your mortgage for renovations
Planning a renovation? Then increasing your mortgage is often the most efficient way to finance it. You repay the loan over a longer period without needing to dip into your savings right away.
Bonus: If the funds are used to improve the home, the interest is usually tax-deductible.
In most cases, the increased mortgage amount is placed in a construction deposit account. You then have two years to use the money for eligible renovation costs — like building an extension or installing a new kitchen or bathroom.
Note: Only improvements that add value to your property qualify. Items like furniture or curtains are excluded.
Increasing your mortgage for sustainability
Sustainable living is not only good for the planet — it also improves your home’s value and reduces energy bills. If you increase your mortgage to invest in sustainability, you may be able to borrow up to 106% of your home’s value. Examples include:
- Solar panels
- Floor, cavity wall, or roof insulation
- (Hybrid) heat pump
- HR++ glass and/or synthetic window frames
Many lenders offer extra flexibility or even interest rate discounts for sustainable upgrades.
Two ways to increase your mortgage
1. Undocumented mortgage increase (No notary needed)
If your original mortgage registration included a higher amount than you borrowed, or if you’ve paid off a substantial portion, you might be able to increase your mortgage without going to the notary. This saves time and money.
2. Taking out a second mortgage
If an undocumented increase isn’t possible, you can apply for a second mortgage with your current lender. This option does involve a notary. We guide you through every step, including a clear breakdown of the costs and any tax benefits.
Things to keep in mind when increasing your mortgage
✅ Your home must have enough equity
✅ Your income must support the higher monthly payments
✅ If used for home improvement, the interest may be tax-deductible
✅ Expect costs for advice, valuation, and (in some cases) notary services — these can often be financed into the increase
