Mortgage application timeline: how long does it take in the Netherlands?

How long does it take to get mortgage approval in the Netherlands as an expat?
Once your offer has been accepted, things often move fast and that can feel stressful, especially if you’re unfamiliar with the Dutch mortgage process. In this guide, we explain the full mortgage application timeline: from first application to final approval at the notary. You’ll also learn where delays can occur and how to avoid them.

How long does a mortgage application take on average?

In most cases, a Dutch mortgage takes 4 to 6 weeks to complete (counted from the moment the application is submitted to the lender until final approval).

That timeline includes:

  • Collecting and submitting documents
  • Lender assessment and underwriting
  • Receiving the binding mortgage offer
  • Preparation for the notary

Sometimes it can be faster, especially if your situation is straightforward and documents are ready. In more complex cases for example if you are self-employed, have a temporary contract or multiple income sources it may take longer.

At De Financiële Alliantie, we make sure documents are complete and submitted correctly the first time, which helps prevent unnecessary delays.

The Dutch mortgage process explained step by step

Orientation & financial overview

You can already have this conversation before you find a property. We calculate your maximum mortgage, discuss monthly costs and flag any potential risks early. This is an essential step in the overheatet housing market.

Making an offer & signing the purchase agreement

Once your offer is accepted, the purchase agreement is signed. Most buyers include a financing condition, usually lasting 4 to 6 weeks. This is your safety net while arranging the mortgage.

Submitting the mortgage application

We prepare and submit your full application. This includes documents such as:

  • Employment contract or income statements
  • Payslips
  • Employer declaration
  • Property valuation report

Assessment by the lender

The lender reviews your application. They may ask additional questions or request clarification, especially in expat-specific situations (temporary contracts, foreign income history, residence permits).

Final mortgage approval

Once everything is approved, you receive a binding mortgage offer. After signing, the file goes to the notary and your mortgage becomes official.

How long does mortgage approval take once documents are complete?

After all required documents are submitted, most lenders need 5 to 10 working days to issue approval.

Timing depends on:

  • How busy the lender is
  • How complex your situation is
  • Whether additional explanations are needed

An experienced advisor knows which lenders are currently fast and which are not.

What if the mortgage is not approved in time?

Deadlines matter. If your financing condition is about to expire, it’s crucial to act quickly. In many cases, the seller may agree to an extension but this is never guaranteed.

That’s why preparation and lender selection are key, especially in competitive markets.

Can a mortgage application be rejected?

Yes, unfortunately it can even if your income seems sufficient. Independent advice helps avoid this. As an independent advisor, we can compare multiple lenders and switch quickly if one bank causes delays or applies stricter criteria.

Common reasons include:

  • Unstable or flexible income
  • Existing financial obligations
  • Property valuation lower than expected
  • Lender-specific criteria

Tip from DFA

Speed matters, not just interest rates.
A slightly lower rate is useless if your mortgage isn’t approved on time. Knowing which lender fits your situation and current processing times can make all the difference.

Frequently asked questions

When is my mortgage officially final?

Once you’ve received and signed the binding mortgage offer. After that, the notary appointment can be scheduled.

Is buying without a financing condition risky?

Yes. If your mortgage is rejected, you may face a penalty of up to 10% of the purchase price. This is rarely recommended without expert guidance.

When should I start arranging my mortgage?

As soon as you’re seriously considering making an offer — ideally even earlier. Preparation saves time and stress later.

How quickly will I know if my mortgage is rejected?

Usually within a few working days after submission. In many cases, we can adjust and submit a new application with a different lender.
