Does the 30% tax ruling increase my mortgage?

Can I use savings from abroad?

Yes. Foreign savings are accepted, as long as the origin of the funds is clear and traceable. Banks may ask for bank statements and proof of origin.

How much savings do I need as an expat?

In addition to the purchase price, you typically need around 4–6% of the property value for buyer’s costs. This amount cannot always be included in the mortgage.

I was born in Steenwijk, and after living in Havelte and Hoogeveen for a few years, I settled in the charming town of Meppel with my husband Reinard in 1998. Our daughters, Eva and Vera, have since moved out, so it’s just the two of us at home again.

I’ve been working in financial services since 1985, where I serve as both a mortgage advisor and an inheritance advisor. This allows me to provide guidance on different cohabitation arrangements and (living) wills. My primary work area is Meppel and Zwolle, but I’m happy to travel to other locations as well.

Thanks to my years of experience in theater, I can empathize deeply with my clients, making my conversations more about people than numbers. This gives my approach a highly personal touch. I’m an open book and strive to make my clients feel comfortable during our discussions.

Buying a home can be a stressful time, so I aim to be as accessible as possible. Whether it’s during the day, in the evening, or over the weekend, I try to respond right away whenever possible.

I find great satisfaction in explaining the complexities of mortgages and wills in a clear way, with minimal legal jargon. My goal is to take all the worries off my clients’ shoulders.
