Is De Financiële Alliantie independent?

Does the 30% tax ruling increase my mortgage?

It can. Some lenders take the 30% ruling into account, which may increase your borrowing capacity. Whether it truly benefits you depends on your personal situation and future plans.

Can I use savings from abroad?

Yes. Foreign savings are accepted, as long as the origin of the funds is clear and traceable. Banks may ask for bank statements and proof of origin.

How much savings do I need as an expat?

In addition to the purchase price, you typically need around 4–6% of the property value for buyer’s costs. This amount cannot always be included in the mortgage.

I’m Petra Lautenbach, 56 years young. I live with my partner, son, and two dogs in the beautiful, picturesque town of Hattem, near Zwolle. In my free time, I enjoy gardening, walking my dogs in the woods, and skiing in Austria during the winter.

I’ve been active in the mortgage world for nearly 30 years as a Certified Financial Advisor with a focus on Sustainability. Previously, I worked with the Air Force in Air Defense Control, where I learned to stand my ground—a skill that has served me well in financial services.

At ING, I learned all the ins and outs of the mortgage industry. In my last role as an account manager, I was ultimately responsible for assessing complex mortgage applications from self-employed entrepreneurs and commercial real estate clients.

At the end of 2016, after 21 years with ING, I made the move to De Financiële Alliantie. Here, I work as an independent mortgage advisor in the Hattem region and beyond—distance is no problem for me!

For me, personal contact with my clients is paramount. I enjoy helping people make sense of a complex product like a mortgage. Clear and transparent communication is essential to me. Through personal interaction and independent advice, I strive to achieve the best results for you.
