Is De Financiële Alliantie independent?

Does the 30% tax ruling increase my mortgage?

It can. Some lenders take the 30% ruling into account, which may increase your borrowing capacity. Whether it truly benefits you depends on your personal situation and future plans.

Can I use savings from abroad?

Yes. Foreign savings are accepted, as long as the origin of the funds is clear and traceable. Banks may ask for bank statements and proof of origin.

How much savings do I need as an expat?

In addition to the purchase price, you typically need around 4–6% of the property value for buyer’s costs. This amount cannot always be included in the mortgage.

I’m Kevin Koerts, 35 years old, and I live in Emmen with my fiancée Rianne and our children, Siem & Maud. I originally come from Stadskanaal, though I grew up in Nieuw-Buinen, a small village in Drenthe bordering Stadskanaal. I have a huge passion for football, but also for sports in general. You can definitely find me on the tennis or padel court, or out on my road bike. I’m also a big Formula 1 fan.

Besides sports, in my free time I love doing fun things together with my family, and we’re currently busy planning our wedding day. I’ve now been working in the industry for over 10 years, the last few years as a Financial Advisor, and since June 2026 I’ve been working at De Financiële Alliantie, where I get to advise all clients — from first-time buyers to home movers, and from private individuals to entrepreneurs on mortgages and insurance.

What matters most to me in my work is mutual trust, clarity, easy accessibility and speed, and you'll always get honest advice from me. If something isn't clear, or not entirely clear, don't hesitate to call, email or message me. I'll gladly explain it again, as many times as it takes until it's clear.
